Meeting With Realtors

So you’ve decided to sell your home and have a fairly good idea of what you think it is worth. What actually goes in to placing a value on real estate? Several tools and the compilation of lots of information is necessary to set a price on a home that will provide the most money for the seller, yet still attract qualified buyers to view the property. Whether you live in Phelan, Pinon Hills, Apple Valley, Victorville, Hesperia, Barstow, Spring Valley Lake,Baldy Mesa, Silver Lakes, Summit Valley,Oro Grande Lucerne Valley, Helendale, El Mirage or Wrightwood we are here to help!

When you request a free home evaluation from The McNamara Group, Carolyn and the team will search the High Desert MLS and Title Company records for homes that have sold recently that compare to your home in square footage, amenities, lot size and location.Currently listed homes will also be considered, to be able to establish the competition. After she views your home, she will sit down with you and printed copies of listings, sale records and her 25 years as an award winning Broker and Agent to give you her educated opinion as to what your home is worth in the current market, and how long she expects the home to be listed before selling using her recommended price. She will give you ideas on how to stage the home to appeal to the largest section of buyers.Carolyn will explain her marketing plan customized to your property, designed to bring those qualified buyers to your door. Above all, she will be there to assist you-listening to your concerns and answering your questions, making this challenging process as worry-free as possible.

So you have decided to interview several agents in town. One of the agents, lets call them Agent Two, comes up with a high sale figure, even more than your own anticipated value.Suddenly, you are a happy and excited home seller, already counting the money.

What if you pick Realtor number three? This is an agent that cares about putting the most money in your pocket. This is an agent that is willing to start out at your price and if you need to drop the price later, you can do that easily, right? After all, everyone else does it!

The truth is that you may have just met an agent engaging in a questionable sales practice called "buying a listing." He "bought" the listing by suggesting you might be able to get a higher sales price than the other agents recommended. Most likely, he is quite doubtful that your home will actually sell at that price. The intention from the beginning is to eventually talk you into lowering the price.

Why do agents "buy" listings? There are basically two reasons. A well-meaning and hard working agent can feel pressure from a homeowner who has an inflated perception of his home’s value. On the other hand, there are some agents who engage in this sales practice routinely. Carolyn believes that it is better to price the home so it is competitive, with an amount that can be proven by hard data-the sold prices of comparable homes. She has 25 years of experience pricing homes in the area, and a long line of success stories, designations and awards to show for all of her hard work. But you are free to list with what ever agent you feel can do the best job in selling your home-so lets look at what happens when you list with Agent Three.

If you start out with too high a price on your home, you may have just added to your stress level, and selling a home is stressful enough. There will be a lot of "behind the scenes" action taking place that you don’t know about.

Contrary to popular opinion, the listing agent does not usually attempt to sell your home to a homebuyer. That isn’t very efficient. Listing agents market and promote your home to the hordes of other local agents who do work with homebuyers, dramatically increasing your personal sales force. During the first couple of weeks your home should be a flurry of activity with buyer’s agents coming to preview your home so they can sell it to their clients.

If the price is right.

If you and your agent have overpriced, fewer agents will preview your home. After all, they are Realtors, and it is their job to know local market conditions and home values. If your house is dramatically above market, why waste time? Their time is better spent previewing homes that are priced realistically.

If you have listed with The McNamara Group, the gears will be in motion to sell your home. Carolyn's team will get to work making flyers, listing your home in the MLS, placing a sign on the property and setting a schedule for printed and internet advertising. The office will be there for you as well as Carolyn-ready and waiting to provide you with the support you need to ready your home for showings. Is there special upgrades about your home, or perhaps a pet that needs to be contained before showings? Make sure that Carolyn and the team know about them, and the information will be included in the printouts that are provided to agents and the advertisements available to the public.

Once a buyer is identified and an offer is in place, Escrow Facilitators at the office will be on hand to make sure things go as smoothly as possible. Inspections will be ordered if necessary, title reports drawn, escrow companies will be monitored as to status and loan officers contacted to be sure everyone is doing their job. As escrow progresses, there will be more paperwork to complete, documents to file-all while you are packing for your new home. The McNamara Group will be there with you every step of the way, from checking on the potential buyers and their ability to purchase your home, to providing the new buyers agent with the keys to the closed property-our business is to make this as easy as we can for you and to give you the freedom to enjoy this next big step in your life.
